Job Summary

    The Property Manager oversees the day-to-day operations, maintenance, and administration of one or more commercial or residential properties within a real estate portfolio. They are responsible for maximizing the property's financial performance, ensuring tenant satisfaction, and maintaining the physical condition of the property. Additionally, Property Managers manage tenant relations, lease agreements, and property budgets, while also overseeing property maintenance, repairs, and capital improvements. They serve as the primary point of contact for property owners, tenants, vendors, and external stakeholders, ensuring effective communication and collaboration to achieve property goals and objectives

Job Responsibilities 1

    Oversee the day-to-day operations of assigned properties, including tenant relations, leasing, maintenance, and financial performance.

    Develop and implement property management strategies to maximize occupancy rates, rental income, and property value.

    Maintain positive relationships with tenants, addressing inquiries, concerns, and resolving issues in a timely and professional manner.

    Negotiate lease agreements, rental rates, and lease terms with prospective tenants, ensuring compliance with leasing policies and regulations.

    Coordinate property maintenance, repairs, and capital improvement projects to ensure the property is well-maintained and in compliance with safety and building codes.

    Prepare and manage property budgets, including income, expenses, and capital expenditures, to ensure financial goals are met.

    Conduct regular property inspections to assess physical condition, identify maintenance needs, and ensure adherence to property standards.

    Monitor market trends, competitor activity, and demand drivers to inform leasing and marketing strategies and optimize property performance.

    Prepare and distribute reports, including financial statements, leasing activity, and property performance metrics, to property owners and stakeholders.

    Collaborate with leasing teams, property owners, vendors, and external stakeholders to achieve property goals and objectives effectively.

Job Knowledge & Skills

In-depth understanding of property management principles, leasing regulations, and real estate market trends.

Strong interpersonal and communication skills to effectively interact with tenants, property owners, vendors, and external stakeholders.

Financial acumen to develop and manage property budgets, analyze financial statements, and make data-driven decisions.

Problem-solving abilities to address tenant issues, resolve conflicts, and manage property maintenance and repair projects.

Attention to detail and organizational skills to oversee multiple properties, lease agreements, and administrative tasks efficiently.

ERP knowledge preferably SAP functional skills are a requirement to be successful in this role.

Job Experience

Minimum 8 year(s) working experience, 5 year(s) relevant working experience, 2 year (s) GCC is a plus
