Job Summary
The Senior Property Manager provides strategic oversight and leadership across a portfolio of commercial and residential properties, ensuring operational excellence, tenant satisfaction, and financial performance. This role exists to drive property value growth, optimize budgets, and align property management practices with organizational objectives. Acting as the senior liaison between property owners, tenants, vendors, and regulatory authorities, the Senior Property Manager ensures compliance, efficiency, and long-term sustainability of the real estate portfolio.
Job Responsibilities 1
Strategic Leadership & Growth
Develop and execute portfolio-wide property management strategies to maximize occupancy, rental income, and asset value.
Lead initiatives to expand property services and enhance competitive positioning in the real estate market.
Stakeholder, Government & Board Relations
Serve as the primary representative to property owners, boards, and government entities.
Maintain strong relationships with regulators, ensuring compliance with real estate laws and building codes.
Financial Performance & Capital Management
Oversee property budgets, capital expenditures, and financial reporting across the portfolio.
Drive cost optimization strategies while ensuring profitability and long-term asset growth.
Business Development & Market Expansion
Identify opportunities for new property acquisitions or service expansions.
Collaborate with leasing and marketing teams to strengthen market presence.
Governance, Risk & Compliance
Ensure adherence to leasing regulations, safety standards, and organizational policies.
Proactively manage risks related to tenant disputes, property maintenance, and compliance.
Operational Excellence & Efficiency
Oversee day-to-day property operations, ensuring efficiency and tenant satisfaction.
Implement standardized processes and systems to streamline property management.
Digital Transformation & Innovation
Drive adoption of ERP systems (SAP preferred) and digital property management tools.
Leverage technology to enhance reporting, tenant engagement, and operational transparency.

Job Knowledge & Skills
Property Management Expertise:In-depth knowledge of leasing, tenant relations, and property operations.
Financial Acumen: Skilled in budgeting, financial analysis, and capital planning.
ERP Systems: Proficiency in SAP or equivalent property management software.
Stakeholder Engagement: Strong ability to manage relationships with owners, tenants, and regulators.
Problem-Solving: Effective in resolving tenant issues, maintenance challenges, and compliance risks.
Job Experience
10–12 years of experience in property management, with at least 5 years in a senior leadership role.
Proven track record in managing large-scale portfolios across commercial and residential properties.
GCC experience is preferred, with strong knowledge of regional real estate regulations.
